No need for a theodolite, just go online and get the GIS map from the county (those are NEVER wrong) and take your Garman and you can do the survey yourself. Why pay someone to survey your land, they are only after your money.

Consumer grade GPS devices are not accurate or functional enough to be used for land or construction surveying, nor do they normally include angular position sensors to make them of any use in most survey work. Professional survey crews normally use a tripod-mounted device called a total station, which includes a theodolite with built-in sensors, automatic rangefinding, and electronics to do most of the calculations that had to be done by hand with an optical theodolite. The data can then be downloaded from the total station onto a computer for use in CAD tools, survey plotting tools, etc…
